Job Description

The Sr. Superintendent is responsible for the day-to-day management of all subcontractors on the jobsite and supervision of field staff assigned to the project. Sr. Superintendent is also responsible for all activities on the project site and the frontline promoter of the culture. The Sr. Superintendent reports to the Project Manager (PM).

RESPONSIBILITIES: 
  1. Evaluate and review pre-construction design documents, assists PM with development of scopes of work, assist in creating baseline project schedule and aids in mobilizing job site office; aids PM with building permitting and surveys.
  2. Managing the Field through supervision and performance evaluation of staff while providing learning opportunities, direction on goals and scheduling.
  3. Ensure safety of job site and field staff by inspecting site visits, work practices, tools, and equipment, fall protection, scaffolds, and safety devices. Maintain safety violation log, conduct weekly safety meetings, and follow and implement company guidelines during OSHA visits.
  4. Overall field management through weekly foreman meetings, collaboration with project managers on corrective actions while maintaining and encouraging stakeholder relations.
  5. Ensure successful workflow and scheduling by creating and monitoring 3-Week Look Ahead schedule and communicate to subs/vendors; scheduling and monitoring material deliveries, communicating with trades on an ongoing basis to ensure compliance to schedule and escalate concerns to Project Manager.
  6. Ensure code compliance by making sure completed work meets all testing and certification requirements, performing frame, rough and final walks, taking corrective action when needed, and arranging and participating in site walks and inspections.
  7. Maintain quality control by continually inspecting all work to ensure its performed in accordance with current plans and specifications, submitting RFI’s to PM when necessary, notifying trades of all bulletins and other changes from published documents to ensure their implementation in order to eliminate/minimize rework.
  8. Manage material control by comparing material delivery tickets against actual shipments and cross reference these to purchase orders, rejecting incorrect, broken, or defective items, and expediting replacement items, and ensuring that materials are being used where and how intended.
  9. Ensure compliance with Mold and Moisture Intrusion Protocol on all levels.
  10. Oversee cost control by demonstrating and communicating “good practices” to the trades, reviewing plans and contracts before signing off on “extras”, and measuring and checking completed work for the monthly payables.
  11. Manage cleanliness and waste management by developing and promoting good housekeeping practices everywhere on the job. Implement and enforce cleaning assignments with the trades, deploy dumpsters where needed, and provide adequate restroom facilities.
  12. Ensure site security by protecting company assets and completed work by locking up construction sheds, garages, and buildings as needed. Monitor incoming and outgoing traffic and engage law enforcement as appropriate to report thefts or vandalism.  
  13. Manage erosion control monitoring by maintaining daily log of rainfall totals, filing monthly reports with the main office, and working with erosion control consultants during site visits.  
  14. Manage administrative duties such as preparing agendas for all site meetings and issuing meeting minutes, logging daily reports, processing all field paperwork, and making supply runs as needed.
  15. Ensure a successful post-construction process by assisting in completing all turnover walks and assisting in preparing final close out reports and lessons learned.
QUALIFICATIONS: 
  1. Preferred Degree in a construction related curriculum or equivalent experience.
  2. 5+ yrs. Experience in managing construction projects from start to finish.
  3. 5+ yrs. Experience of working on $25M+ projects.
  4. 3+ yrs. Wood Framing experience preferred.
  5. 3+ yrs. Supervising direct reports.
  6. Understands local regulations through scope of project.
  7. High degree of competency in plan/spec reading and comprehension.

  5. Experience with computer programs and the ability to learn programs as needed.
